shareefa custard apple

I have custard apple(shareefa plant) at lahore.It is almost 9 feet tall and 6 years of age,every year it bears flowers but none of flowers turns in to fruit almost all flowers either burns out or dropped while they are green.I tries all techniques by giving no water during flowering,less water and full water but all methods are fail.I used medicine multi vitamin and harmone which is used by proffesional garnders for retainning flowers and fruit on plant after using this it bears much more flowers this year but it also didnt work for stopping droppness of flowers,can anyone please guide me what is the solution for this problem.will i ever get fruit from this plant in lahore
Is it possible that its only one single tree and as a result it lacks cross pollination from other shareefa tree?

Apply one bath mug of wood ash around the 2 feet diameter from tree... you can do it twice a year...
